In the Name of God Amen.  This is the last Will and Testament of me
EPHRAIM SEYMOUR THE ELDER OF CHINNOR in the County of Oxford
Cordwainer made published and Declared this Twenty Sixth day of May
in the Year of our Lord One thousand seven hundred and ninety five.
First I commend my Soul into the hands of Almighty God and my Body I
commit to the earth to be decently buried at the discretion of my
Executrix hence after named And as for my Worldly Estate I dispose
thereof as followeth (that is to say) I hereby Give Will and Devise
All and every of my Messuages, Cottages, Lands Tenements and
Hereditaments whatsoever with their and every of their Appurtenances
situate standing lying and being in Chinnor and in the Parish Fields
and precincts of Chinnor aforesaid as are now in my own occupation
and in the several occupations of my son Zacharias Seymour John Cock
Elizabeth Gomm and William Crook unto my beloved Wife Mary Seymour to
hold to her my said Wife Mary Seymour for and during the term of her
natural life (in case she keeps herself my Widow and unmarried but
not otherwise)

And from and immediately after the decease of her my said wife Mary
Seymour or day of Marriage which shall first happen then I hereby
further Give Will and Devise unto my son Zacharias Seymour all that
my two Messuages Cottages or Tenements with the Appurtenances
thereunto belonging situate in Chinnor aforesaid and now in my own
occupation and in the occupation of him my said son Zacharias
Seymour.  To hold to him my said son Zacharias Seymour his Executors
Administrators and Assigns for and during All the last residue and
remainder of the term of  nine hundred ninety and nine years and for
and during all and every other term and terms of years thereof
Granted and in me vested  which shall be then to come and unexpired
of and in the said premises

And from and immediately after the decease of her my said wife Mary
Seymour or day of Marriage which shall first happen then I hereby
further Give Will and Devise unto him my said son Zacharias Seymour
all those my three lands of Arable Land situate lying and being in
the field called the Lower Field in the Parish of Chinnor aforesaid
in a  Furlong there called Pillmore Furlong lying altogether at the
bottom of the said Furlong and lying next unto the land of Mr Turner
on the South and the land of Mr William Heyborn on the North and one
land more of Arable Land lying in the said Field in a Furlong called
Middle Furlong and in a certain place of the said Furlong called
Wallowweed lying next unto the land lat of William Parkyns on the
South and North and one yard more of Arable Land as shoots down unto
Emmington Gate lying next unto the land of William Munday on the West
and one Land more of Arable Land lying in the Field called the Knapp
Field in the Parish of Chinnor aforesaid in a Furlong there called
Lower Sunderworth lying next unto the Land of Simon Howlett on the
North and John Howlett on the West and one Land more lying in the
Great Upper Field in Scabbes Furlong lying next unto the Land of Mr
Turner on the South and North And also all those my two Lotts and
three quarters of Lott Meadow Ground lying all around Littlemore in
the said Knapp Field To have and to hold the said Arable Lands Meadow
Pasture and Ley Grounds with their and every of their Appurtenances
unto him my said son Zacharias Seymour and unto his heirs and Assigns
for ever or according to my Estate and Interest of and in the said
premises

And from immediately after the decease of her my said wife Mary
Seymour or day of Marriage which shall first happen then I hereby
further Give Will and Devise unto my son Richard Seymour all that my
Messuage or Tenement situate standing and being at the backside of
Chinnor aforesaid and now in the occupation of John Cock, Collarmaker
And also the Orchard and Garden and Collar maker Shop there unto
belonging used or in any wise appertaining And also One Acre of
Arable Land lying in the Great Upper Field in a Furlong called
Swincomb Down lying next unto the land of Thomas T Ling on the South
and Mrs Franklin on the North.  One land more lying at Mendley End
lying next unto the land of Mr Turner on the South and Mrs Franklin
three lands more lying  in (Oyshill) Furlong lying next unto the Land
of Mr Turner on the East and South  to have and to hold the said
Messuage or Tenement Orchard Garden Collar maker Shop Arable Lands
Hereditaments and premises unto him my said son Richard Seymour and
unto his Heirs and Assigns for ever or according to my Estate and
Interest of and in the said premises

And from and immediately after the decease of her my said wife Mary
Seymour or Day of Marriage which shall first happen then I hereby
further Give Will and Devise unto my son John Seymour all that my
Cottage or Tenement situate standing and being being at the backside
of Chinnor aforesaid and now in the occupation of William Crook
together with the outhouses edifices buildings garden and all other
of the Appurtenances thereunto belonging used or in anywise
appertaining  And also all those my two Acres of Arable Land one acre
thereof lying in the Little Upper Field in a Furlong called Long
Bottom one land thereof lying next unto the land of Simon Howlett on
the East and John Howlett on the West and the other one Land thereof
lying next unto the Land of John Howlett on the East and John Cox on
the West.  One Acre more lying in the Great Upper Field at Oakley Town
End lying next unto the land of Mr Turner on the South and North.  To
have and to hold the said Cottage or Tenement Outhouses Garden Arable
Lands Hereditaments and premises unto him my said son John Seymour
and unto his heirs and Assigns for ever or according to my Estate and
Interest of and in the said premises

And I further hereby Give and Devise all that my Barn situate
standing and being at the backside of Chinnor aforesaid with all the
Appurtenances thereunto belonging unto them my said three sons
Zacharias Seymour Richard Seymour and John Seymour and unto their
Heirs and Assigns for ever equally share and share alike from and
immediately after the decease of her my wife Mary Seymour or day of
Marriage which shall first happen

And I hereby further Give Will and Devise all that my Cottage or
Tenement situate standing and being at the backside of Chinnor
aforesaid and now in the occupation of Elizabeth Gomm with all the
outbuildings and Appurtenances thereunto belonging used or in any
wise appertaining unto my Grandson Ephraim Seymour and unto his Heirs
and Assigns for ever from and immediately after the decease of her my
said wife Mary Seymour on day of Marriage which shall first happen

And I hereby further Give and Devise all that my Shoemaker Shop
situate standing and being in Chinnor aforesaid with all the
Appurtenances belonging unto them my said two sons Zacharias Seymour
and Richard Seymour and unto their Heirs and Assigns for ever equally
share and share alike from and immediately after my decease and all
and every of my Household Goods Furniture and Implements of Household
I hereby give and bequeath the use of the same and every part thereof
unto her my said Wife Mary Seymour for and during the term of her
natural life or day of Marriage which shall first happen and from and
immediately after the decease or day of marriage of her my said Wife
Mary Seymour which shall first happen after my Decease Then I hereby
further Give and Bequeath all and every of my said Household Goods
Furniture and Implements of Household unto them my said three sons
Zacharias Seymour Richard Seymour and John Seymour equally to be
divided between them share and share alike

And I hereby further Give and Bequeath my Watch and Silver Buckles
unto him my said Grandson Emphraim Seymour at his age of eighteen
years

And I herby further Give and Bequeath my best (Settoot) Coat and best
Leather Breeches unto him my said son Zacharias Seymour from and
immediately after my decease.

And I hereby further Give and Bequeath my new blue Coat and Red
Waistcoat unto him my said son Richard Seymour from and immediately
after my decease

And all the rest of my Apparel of all sorts I hereby further give and
bequeath unto him my said son John Seymour from and immediately after
my decease

And all and every of my moneys and securities for money Books and
Book Debts and all other my personal Estate whatsoever and
wheresoever and of what nature or kind soever the same are or be not
hereinbefore by me disposed of (after and subject to the payment
payment of my just debts and funeral charges and expenses I hereby
give and bequeath the same and every part and parcel thereof and all
my Estate and Interest therein unto her my said wife Mary Seymour her
Executors and Administrators from and immediately after my decease

And I do hereby nominate constitute and appoint make and ordain my
said wife Mary Seymour sole Executrix of this my last Will and
Testament hereby revoking all former Wills by me made and do declare
this only to be my last Will and Testament.  In witness whereof I the
said Ephraim Seymour the Testator have to this my last Will and
Testament contained in this and the three preceding sheets of paper
set my hand to the three preceding sheets and my hand and seal to
this last sheet the day and year first above written

Signed Sealed Published and Declared by the said Ephraim Seymour the
Elder the Testator as and for his last Will and Testament in the
presence of us who at his request in his sight and presence and in
the presence of each other have subscribed our names as witnesses
hereto and all the interlineations being first made.

This Will was proved at Oxford on the second day of January in the
year of our Lord 1820 Before the Reverent Philip Bliss Clerk
D.C.L.Surrogate of the Reverend George Turner Clerk MA Official
Principal of the Reverend the Archdeacon of Oxford lawful constituted
by the Oath of Zacharias Seymour the Administrator of the Goods of
Mary Seymour Widow deceased who was whilst living the sole Executrix
and Residuary Legatee named in the said Will to whom Admon with the
said Will annexed was granted being FIRST sworn duly to administer -
the said Mary surviving but dying without taking upon herself the
probate and execution of the said Will (fo 21)
